Head along Easterly Road for 15% growth in Gipton

East of our Harehill’s base with travel aptly along Easterly Road sits the suburb of Gipton.
It’s become something of a property hotspot in east Leeds and statistics show how:
There are currently 85 properties listed on Rightmove within Gipton alone and 54 are under offer or sold subject to contract with just 31 residential properties available to buy. That’s two thirds of housing stock effectively sold.
If we compare this with Harehills, you can see 172 properties on the portals for sale, with 97 being under offer or sold and 80 unsold, a much higher percentage than Gipton.
So what is attracting investors and buyers to Gipton?
It’s more expensive on average than Harehills, you’ll pay about £14,000 more there for a similar property, but like Middleton, in our last blog post, it has an abundance of semi-detached properties which sold for the same price of around £135,000 in Harehills and Gipton, but Harehills is dominated by terraced home sales.
According to Rightmove:
In the past year house prices in Gipton were 15% up on the year before and 7% up on 2008 when they averaged at £113,521.
So what has Gipton got to offer in addition to a 15% annual increase?
- Firstly you have superb transport links to the city centre which is just 4 miles away, and yet you’re close to areas like Roundhay Park, Harehills Park and Gipton Woods.
- You can do a big supermarket sweep in Killingbeck, Seacroft or Harehills and there’s plenty of amenities within Gipton itself, including a Lidl and Fearnville Leisure Centre on Oakwood Lane.
- The area is one of Leeds’s newer suburbs too, with Gipton Gate estate being the brainchild of the Leeds vicar, Charles Jenkinson in the 1930s, along with the construction of the Grade 1 listed Church of the Epiphany.
Finally, you have the choice of many good primary and high schools close by and you can be certain that Gipton is developing a reputation as an affordable choice for families and young professionals.
