Property prices leap at the start of the new year
by on 23rd January 2018
This is not sales spin, but a blog post based on news you may have read from Rightmove, as reported in The Guardian last week.
Apparently the average UK house price has risen by £2000 in January, but, as always, it’s not all joy for homeowners as properties are now taking longer to sell across the country. It now takes 67 days, not 55, to go from listing to exchange of contracts.
Given that we cover Leeds and the whole of West Yorkshire (with our Hogan’s Online Plus model), we have noticed property values rising slightly, but given that the reported £2000 increase is set against a national average property price of almost £300,000, it’s not a big rise at all on properties listed between £50,000 and £200,000 (the Leeds average).
We do know though that this is the busiest time of the year in terms of website visits to Rightmove, Zoopla, and our various social media platforms – that means if you’re looking to sell, now is the perfect time.
There is huge demand across West Yorkshire; property doesn’t remain for sale for long with Hogan’s and, if you’re really after a cash sale or fast sale, we can complete within weeks with Hogan’s Fast Sale – just fill in the form here.
Let’s just show you what we mean by property is selling quickly.
Our four most recent listings for sale include three properties in Harehills ranging in asking price from £68,500 to £125,000 and another in East End Park. Two are already sold subject to contract in a matter of days.
Stephen Thorpe explains how:
We’ve got a good reputation locally and we know property values intimately across Leeds and further afield. As an established company with a presence of over 30 years, we have a massive network of investors and qualified buyers. When a property is listed with Hogan’s, it goes live on our websites, our Facebook and Twitter feeds, and on Zoopla and Rightmove. Our database is also notified when a new property is launched. That means we continually beat that 55 day national average quoted above. We often have enquiries within minutes. If a property is priced correctly and marketed widely, it sells quickly.
So there you have it from the company director – demand for property is buoyant locally and Hogan’s should be a first port of call to sell or let your West Yorkshire property.
