What can these vendors do, assuming they actually want to sell?
- Asking price. They could reduce their asking price. We can advise you on this.
- Location. They can’t change the location and, in some cases, the location is great, it’s the price or the promotion of it.
- Time on the market is crucial. They could change agents – it’s a truth that a property generates most portal and website hits in the first three weeks of it being listed. If it’s not getting viewings and offers, soon afterwards, it can languish on the market.
- Estate agents. They’re not all the same, trust us. Why do some agents sell quickly and successfully and others may not. Many factors for a later blog post.
- Marketing. Is your agent embracing social media or paying lip service to it? We have a dedicated social media manager who feeds Twitter, Instagram, Facebook etc daily.
